Renovations Update: Big Improvements, Thoughtful Investments

We understand your maintenance fee is an important investment. In this article, we describe one major way your fees are working for you. With our condo renovations project, we’re aiming to wow you with a complete transformation of our units with everything from cabinetry, beds, carpet, electrical, paint, décor, and more! The only thing staying the same? The beautiful decorative ceramic tile that still perfectly complements our new design.

At Grand Palms Resort, we are proud to be recognized as one of the top-quality timeshare resorts that provides the most value while also being among the most affordable. Of course, big improvements come with large expenses with each unit renovation ranges between $70,000 - $100,000, depending on the unit size.
So how do we make these extensive upgrades without dramatically raising your maintenance fees? A portion of every owner’s maintenance fee is placed each year into a reserve fund. Think of this fund as a dedicated savings account set aside specifically for large-scale projects like this one. This careful planning allows us to continually improve the Resort while keeping costs manageable for our owners.


As of now, we’re halfway through the renovation cycle, with 136 out of 292 units completed. By the end of this phase, a total of 174 units (approximately 59% of all timeshare condos) will reflect our new, elevated standard of resort living. This includes six ADA-friendly units, designed to ensure a Myrtle Beach vacation that’s both accessible and inclusive for everyone. We anticipate all renovations to be complete by Spring 2029.

A Fresh, Coastal Look

Drawing inspiration from the breathtaking hues of beach sunsets, our new color scheme is a celebration of vibrant blues, sandy neutrals, and rich golden tones. Picture yourself surrounded by the warm embrace of coastal colors, with pops of invigorating orange reminiscent of the sun dipping below the horizon. This carefully curated palette invites relaxation and rejuvenation, creating a serene ambiance that mirrors the beauty of our natural world around us and, of course, celebrates our love of palm trees!
Each renovated unit showcases thoughtful updates and modern conveniences, from new cabinetry and furniture to upgraded appliances and lighting.

Highlights include:
Fresh décor
New carpeting
Relaxing and tropical color palette
Bedrooms: Updated bedding and frames, side tables, lighting, new fans with a dimmer light switch, fresh curtains
Kitchens: Colorful new backsplash, modern cabinetry and hardware, deeper sinks, sleek and simple counters, and updated appliances
Bathrooms: Vibrant new color scheme, modern faucets and counters, updated showers and tubs.
By the end of this phase, our goal is to have 174 of our 292 timeshare condos completed by Spring 2026, continuing our mission to deliver an elevated resort experience with the warmth and comfort our guests love.
